Endowment/Capital Campaigns

Capital Campaign Purpose:
Caterina’s Club recently purchased a building it has been renting. A city-owned property from the City of Anaheim for the past eight years, which we use to store food and, to a lesser extent, household items for our Welcome Home housing assistance program. It is a 1500 square foot former retail space and parking lot, located on Vermont Ave. adjacent to the Anaheim White House Restaurant parking lot and service/kitchen entrance where all the meals Caterina’s Club serves are prepared each day. We have been paying $1300 per month, and this rental has been an organizational savior to us, as we store up to 5-7 tons of pasta, sauce, vegetables, proteins, and meal packaging supplies at any one time. We also have seven freezer units stored in the facility. In the Summer of 2022, the Anaheim City Manager contacted Caterina’s Club, indicating that they would be preparing to sell the property over the next six months. The priority was for any nonprofit that could convert the location to affordable housing; however, the zoning precluded this, and Caterina’s Club became the following organization with the right of first refusal. Initially, the city was asking for a sale price starting at $1.1M. By August 2024, the City Manager and City Attorney had agreed to a negotiated purchase price of $830,000, with the city also agreeing to paint, repair leaks in the roof, and replace the Air Conditioner units & ducts, that were older and needed replacements prior to the sale. Caterina’s Club entered escrow in late November 2023 and closed escrow on February 29, 2024. Caterina’s Club received $250,000 in foundation support towards the $830,000 purchase price: $100,000 from the David R. and Margaret Clare Foundation, $100,000 from the My Heart Charitable Fund/American Endowment Foundation, and $50,000 from the Sharon D. Lund Foundation. We added $150,000 of our savings to this amount for a $400,000 down payment, and we have obtained a mortgage for the balance at 7% interest. Our monthly payment is $3,500 per month. We anticipate spending roughly $80,000 on renovations, including re-asphalting/paving the parking lot, adding a cold storage unit, and shelving. When we took formal ownership on March 1, 2024, we began planning small changes to the interior of the building, including refitting the bathroom. The opportunity to purchase this building and the property and parking that comes with it allows Caterina’s Club to have long-term peace of mind for our substantial storage needs and creates a long-term organizational asset. Ownership will also give us the opportunity to build the storage space out in a way that makes sense for our needs. Specifically, Caterina’s Club’s purchase of the facility will allow the organization to: • Annually provide between 2.5-3M meals to 200,000+ children and adults, or approximately 80,000 households in Orange County. OUTCOME: Providing dinners, ready-made family meals, and groceries will ease household budgets for our County's most economically vulnerable families. • Establish a food pick-up program at the facility. • Have the new storage facility fully renovated, operational, and paid off by December 31, 2024. Our first priority is paying off the mortgage of $430,000, thereby freeing up $3,500 per month for direct program expenses such as purchasing protein for our meals (often very difficult to get donated) and providing move-in expenses for our Welcome Home families. Donors to the campaign will be listed on the donor wall we are planning inside the facility. We are also open to working with all funders on specific naming opportunities, including the parking lot refurbishment/parking curbs, the naming of the cold storage area, shelving, the office, etc. To make a significant impact in the community successfully, our programs require significant contributions from individual and corporate support, volunteer groups, and family foundations alike.
